Austin Painting Contractor for Family Homes Built to Outlast the Texas Sun

Austin is hard on paint. More than 100 days a year at or above 90°F, intense UV that chalks and fades a west-facing wall in a few summers, clay soils that crack drywall and pull caulk away from trim, and storms that soak siding right after a long drought. The cheap repaint you got five years ago is probably already failing. Austin Residential Painting Pros is a locally owned painting contractor that works on family homes. We do the prep this climate calls for, use coatings that hold up to UV, and schedule the work around how your household actually runs.

For more than 10 years we've painted everything from 1920s bungalows in Hyde Park and Travis Heights to first-repaint Hardie homes in Avery Ranch, Brushy Creek and Crystal Falls. We know which HOAs need color approval before anyone sets up a ladder. We know how to keep a crew in the shade on an August afternoon and how to handle lead-safe work on pre-1978 homes. And we know how to work quietly inside while you're on a Zoom call in the next room.

  • Bonded and insured for your protection
  • More than 10 years painting Austin-area homes

Why Austin Homes Need a Painting Contractor Who Knows Central Texas

Paint in Austin has to deal with brutal heat, high UV, wet-dry swings, moving soils and a mix of building types from Victorian to modern farmhouse. Each of those affects which products we pick, how we prep and when we paint. Here's why a generic approach usually fails here.

Heat, UV and Flash Flood Alley Weather

Austin regularly logs 100+ days at or above 90°F, and 2011, 2022 and 2023 all set records for runs of 100°F days. Sun-facing siding can run 30–50 degrees hotter than the air, which is often past the application limit on the paint can. High UV breaks down binders, so deep blues, reds and charcoal grays fade and chalk early, especially on south and west elevations. Rainfall averages 32–35 inches a year, but it shows up as drought followed by heavy spring and fall storms. That cycle swells and shrinks wood trim, fences and siding and cracks caulk joints. Humidity from spring through fall feeds mildew on shaded north walls, under live oaks and on homes near Lake Travis and Lake Austin. Cedar pollen in winter and oak pollen in spring stick to wet paint. Because of all this, we start early, follow the shade around the house and watch the forecast closely.

Six Building Eras, Six Different Prep Problems

Pre-1940 Craftsman houses and Victorians in Hyde Park, Clarksville, Travis Heights and Bouldin Creek have original wood lap siding with decades of paint on it, and most likely contain lead. Postwar ranches in Allandale, Crestview and Barton Hills pair limestone or brick with painted wood trim and soffits that tend to rot. Tract homes from the 1980s and '90s in Round Rock, Cedar Park, Pflugerville and Anderson Mill often have pressed hardboard siding that swells at the bottom edges. Master-planned homes built in the 2000s in Leander, Georgetown and Lakeway are 8–15 years old and due for their first or second repaint on fiber-cement and stucco. Custom homes in Westlake and Rollingwood come with tall vaulted walls and a lot of stained cedar. Infill homes around Mueller and East Austin often have dark board-and-batten siding that fades fast.

Permits, Historic Review, HOAs and the Aquifer

Repainting by itself usually doesn't need a City of Austin building permit. Related work like siding replacement, structural carpentry or rebuilding stucco often does. On pre-1978 homes, federal EPA RRP rules require lead-safe work practices. Local historic districts like Hyde Park, Clarksville, Smoot/Terrace Park, Bluebonnet Hills and Castle Hill may require Historic Landmark Commission review for exterior changes, and Georgetown's Old Town overlay works the same way. In the suburbs, HOAs at Steiner Ranch, Avery Ranch, Teravista, Falcon Pointe, Rough Hollow, Circle C and Sun City Georgetown usually require approval of exterior colors from an approved palette. Texas doesn't license painters statewide, so bonding and insurance are what separate a real contractor from a fly-by-night crew. Washout water also needs care, especially over the Edwards Aquifer recharge zone and the Barton Springs zone.

A Fast-Growing, Work-From-Home Market

The metro has passed 2 million residents. A lot of them are tech-sector families who moved from California and other states. They want written estimates, low- or zero-VOC products, warm whites, greige, painted brick and dark accent exteriors. Many work from home, so interior crews need to be quiet, tidy and on schedule. Owners in Westlake and the lake communities pay for detail work. Families in Round Rock, Leander and Pflugerville are protecting equity on their first exterior repaint. Sun City retirees want a crew they can trust and paperwork the HOA will accept.

Know The Signs

Common Paint Problems We Fix in Austin Homes

Most paint failures we see around Austin have a local cause: sun, soil, humidity or the way the house was built. Knowing why a coating failed is how we keep it from happening again. These are the problems we see most, from cosmetic to urgent.

UV Chalking and Color Fade on Sun-Facing Walls

Moderate

UV radiation breaks down the binder in exterior paint. That leaves a powdery residue that rubs off on your hand, and the color goes flat. Dark and saturated colors lose depth fastest, and trim and fascia go along with them.

Why it happens here

Austin gets very strong UV for most of the year, and summers regularly run past 100°F. South- and west-facing elevations take the full afternoon sun, and the surface gets much hotter than the air. Builder-grade and low-solids paints weren't made for that kind of exposure. Dark exteriors are popular on new infill around Mueller, Zilker and East Austin, and they show fading within a few years. Many homes in Leander and Georgetown's master-planned communities are now 8–15 years into their original builder paint and showing it.

Signs to watch for
  • Chalky white residue when you rub the siding
  • Visible color difference between the shady and sunny sides
  • Faded, pinkish reds or washed-out blues and grays
  • Dull trim and fascia with no sheen left
  • Chalk streaks running down onto brick or stone
Local patterns

We see this most on west walls in Circle C Ranch, Avery Ranch and Crystal Falls, and on dark board-and-batten in Mueller. Lakeway and Steiner Ranch homes that face the lake catch reflected light off the water too, so fading speeds up.

Our fix

We pressure-wash, apply a bonding primer where needed, then two coats of premium UV-resistant 100% acrylic. On high-exposure walls we'll steer you toward colors that hold up.

Foundation-Movement Cracks in Drywall, Trim and Caulk

Serious

When the ground under a house shrinks and swells, the framing shifts. That shows up as diagonal drywall cracks, nail pops, gaps where trim meets the wall, split caulk around doors and windows, and cracks in stucco or mortar. Painting over them doesn't last.

Why it happens here

East of MoPac and I-35, and across much of Round Rock, Pflugerville and Georgetown, the soil is expansive Houston Black clay. During drought it shrinks, and after big rains it swells again. Austin's long dry spells followed by Flash Flood Alley storms keep that cycle going, so the house moves season after season. Rigid fillers and cheap caulk crack again within months. That's why Austin homeowners expect drywall repair to be part of an interior paint job.

Signs to watch for
  • Diagonal cracks from door and window corners
  • Nail pops dotting walls and ceilings
  • Gaps between baseboard or crown and the wall
  • Caulk joints split open along trim
  • Doors that stick or have uneven reveals
  • Stepped cracks in brick mortar or stucco
Local patterns

This is common in 1950s–70s ranches in Allandale and Crestview, 1990s tract homes in Brushy Creek and Falcon Pointe, and newer Teravista homes on clay lots. It often gets worse after a dry summer.

Our fix

We cut out and retape cracks, set and re-secure nail pops, use flexible elastomeric caulk and patching, and match texture before we prime and paint. If the movement looks structural, we'll tell you to have the foundation evaluated first.

Wood Rot on Fascia, Soffits, Sills and Hardboard Siding

Serious

When wood or pressed hardboard stays damp, fungi break it down. It goes soft, then crumbles. Paint can't stick to rotted material, and if nobody fixes it, water gets behind the siding and into the wall cavity.

Why it happens here

Heavy storms soak exterior wood. Then the heat bakes it dry and opens up every crack in the caulk and paint, and the next rain gets in deeper. Gutters overflowing in a downpour keep fascia boards wet. Lots of 1980s–90s homes in Round Rock, Cedar Park, Anderson Mill and Milwood were built with Masonite-type hardboard siding that swells and rots at the bottom edges. Older central Austin homes have original wood sills that have been through decades of this.

Signs to watch for
  • Soft spots when you press with a screwdriver
  • Swollen, flaring bottom edges on siding panels
  • Paint peeling in strips around window sills
  • Dark staining or gaps at fascia joints
  • Carpenter bees, ants or termite activity
  • Holes in soffit where pests are getting into the attic
Local patterns

We see this at fascia corners under valleys in Great Hills, on hardboard lower courses in Pflugerville and Round Rock, and on bungalow sills in Hyde Park and Travis Heights.

Our fix

We cut out the rot, replace it with primed wood or fiber-cement, seal the joints and prime the raw edges before painting. If replacement needs a permit, we'll let you know.

Mildew and Algae on Shaded and Lakefront Walls

Moderate

Mildew and algae are organisms that grow on paint in damp, shaded spots. They show up as black, gray or green spots and streaks. They hold moisture against the surface and break down the coating over time, and painting over them just traps them underneath.

Why it happens here

Austin's humidity stays high from spring into fall, and that's when mildew grows. Mature live oaks shade north walls in Tarrytown, Travis Heights and Westlake, so those walls never fully dry out. Homes along Lake Travis and Lake Austin in Volente, Jonestown and Lakeway sit in damp air almost all the time. Pressure-washing alone usually doesn't kill the spores, and the growth comes back within a season.

Signs to watch for
  • Black or gray speckling on siding or soffits
  • Green film on north-facing walls
  • Dark streaks under eaves and gutters
  • Musty smell on porches and covered patios
  • Growth that comes back soon after washing
Local patterns

It's worst under the oak canopy in Tarrytown and West Lake Hills and on lake-facing homes in Volente and Rough Hollow. Stucco and textured fiber-cement give it more surface to grab onto.

Our fix

We soft-wash with a mildewcide cleaner and rinse thoroughly, let the surface dry fully, then paint with a mildew-resistant finish or add mildewcide to the paint.

Peeling and Alligatoring on Older, Lead-Painted Homes

Serious

After decades of oil and latex layers, old paint gets brittle. It cracks into scaly patterns called alligatoring and peels down to bare wood. On pre-1978 homes, those layers almost always include lead, so scraping and sanding them is a health hazard.

Why it happens here

Central Austin has thousands of homes built before 1940, plus many postwar homes built before 1978. That covers Hyde Park, Clarksville, Old West Austin, Bouldin Creek and Travis Heights. Original wood lap siding and wood windows may have 8–12 coats of paint on them. Austin's heat and wet-dry swings flex those thick, brittle layers until they let go. Cutting corners with dry scraping spreads lead dust into yards, gardens and the house.

Signs to watch for
  • Scaly, cracked paint that looks like reptile skin
  • Paint peeling down to bare gray wood
  • Paint chips collecting in flower beds
  • Window sashes painted shut or binding
  • Thick paint buildup hiding trim detail
Local patterns

Most common on Craftsman bungalows in Hyde Park, Victorians in Travis Heights and cottages in Clarksville. Many of these sit in local historic districts where we have to preserve the original materials.

Our fix

We follow lead-safe certified practices: containment, wet scraping, HEPA cleanup, then an oil-based or bonding primer and premium acrylic topcoats. Repairs are like-for-like so they respect the historic character.

Hail Damage to Siding, Trim and Garage Doors

Emergency

Hail dents and pits siding, cracks paint film, and chips trim and metal garage doors. Even small breaks in the paint let moisture in, so you get rust on metal and swelling in wood.

Why it happens here

Spring storms along the I-35 corridor and across Williamson County regularly drop damaging hail. Round Rock, Georgetown, Pflugerville and Cedar Park have all been through repeated hail seasons, and many repaints there go through homeowners insurance. Fiber-cement and hardboard both show spatter marks and cracked paint, and painted metal garage doors dent easily.

Signs to watch for
  • Small circular dings or chips in siding paint
  • Dented, chipped gutters and downspouts
  • Pitted garage doors and metal trim
  • Cracked paint on window trim and fascia
  • Rust spots forming on metal after a storm
Local patterns

This happens in clusters after spring storms in Teravista, Brushy Creek, Falcon Pointe and Sun City Georgetown. Whole streets often file claims at once, so crews book up fast.

Our fix

We document the damage with photos, write an itemized estimate you can use for your claim, seal exposed areas quickly, and repaint the affected elevations to match.

Worn, Dated Builder-Grade Interiors and Cabinets

Minor

Many homes came with builder-grade flat paint on orange-peel walls and golden oak cabinets. Flat paint scuffs and won't wash clean. The oak cabinets look dated and hold onto grease. Neither one stands up to family life.

Why it happens here

Austin's housing boom from the 1990s through the 2010s left a lot of homes with contractor-grade finishes. Now those homes in Cedar Park, Leander, Round Rock and Pflugerville have kids, pets and home offices. Many owners came from out of state and want modern looks like warm whites, greige and painted cabinets. Others are getting ready to sell in a market where neutral, fresh paint helps the listing.

Signs to watch for
  • Walls that burnish or smear when wiped
  • Scuffs and fingerprints that won't come off
  • Orange-toned oak cabinets with worn finish around handles
  • Greasy buildup on kitchen cabinet doors
  • Peeling paint in bathrooms near showers
  • Touch-ups that flash and don't match
Local patterns

Common in 2000s homes in Avery Ranch, Crystal Falls and Steiner Ranch, and in 1990s kitchens across Brushy Creek and Circle C. Pre-listing repaints spike in spring.

Our fix

We repaint in scrubbable eggshell or satin with low-VOC products. For cabinets, we degrease, sand, prime with a bonding primer and spray a hard urethane-modified enamel.

What We Do

Painting Services for Austin Homes and Businesses

Every service starts the same way: we figure out why the old finish failed, then pick prep and products for Austin's heat, UV, humidity and moving soils. Whether you need one bedroom refreshed or a whole Hill Country exterior, the standard is the same. Careful prep, clean job sites and workmanship covered by our warranty.

Specialty

Exterior Painting Services

We repaint siding, trim, fascia, soffits, doors, shutters and masonry, and we prep the way Austin's climate demands. That means washing, scraping, carpentry repair, caulking and priming before two full finish coats go on.

Our approach

We use premium UV-resistant 100% acrylic coatings, elastomeric caulk at joints that move, and mildewcide where there's shade. We start at first light, follow the shade around the house, and avoid surfaces hot enough to cause lap marks or blistering.

In Austin, TX

West walls in Circle C that have faded, Hardie siding in Crystal Falls due for its first repaint, tall stucco in Rough Hollow on steep lots, and lead-safe prep on Travis Heights bungalows. We also handle HOA color submittals for Avery Ranch, Teravista and Sun City.

Best for

Homeowners with chalking, fading, peeling or hail damage, and anyone who needs a repaint that meets HOA rules and survives several Central Texas summers.

Interior Painting Services

We paint walls, ceilings, trim, doors and stairwells throughout your home. That includes repairing drywall cracks and nail pops so the finish lasts.

Our approach

We use low- and zero-VOC paints, protect floors and furniture, contain dust, and choose finishes that clean easily in busy rooms. Crews work room by room on a set schedule so your house keeps running.

In Austin, TX

Clay soil movement in Allandale, Brushy Creek and Pflugerville cracks drywall over and over. We use flexible patching and caulk, and we keep the work quiet and organized for Austin's many remote workers.

Best for

Families updating dated colors, fixing settlement cracks, or switching from builder-grade flat paint to something they can actually wipe down.

Residential Painting

We handle painting for single-family homes from start to finish, inside and out, including fences, decks and pergolas. One crew and one point of contact take care of it all.

Our approach

We plan the project around your household: kids' schedules, pets, work-from-home hours and HOA work-hour limits. Then we stage it so the parts of the house you use most are back in service quickly.

In Austin, TX

Whether it's a 1950s limestone ranch in Crestview or a new build in Leander, we plan the order of work around Austin's weather windows and your neighborhood's rules.

Best for

Homeowners who want one bonded, insured contractor to manage multiple painting projects instead of juggling several crews.

Commercial Painting Services

We paint small commercial spaces like offices, retail suites, short-term rentals and investor-owned properties. We focus on durable finishes and fast turnaround.

Our approach

We schedule after hours or in phases, use commercial-grade washable coatings, and keep a tight timeline so vacancy or downtime stays short.

In Austin, TX

Austin's short-term rental and investor market needs turns done between guests or tenants. We also refresh small offices and storefronts along the I-35 and US-183 corridors.

Best for

Property managers, rental owners and small businesses that need durable, cost-effective paint without long disruptions.

House Painting

Whole-house repaints, whether you're refreshing a home you plan to stay in or preparing one to sell. We'll suggest colors that are in style and work with your home's architecture.

Our approach

We test color samples on site in Austin's bright light, recommend neutral palettes for pre-listing jobs, and back the result with workmanship covered by our warranty.

In Austin, TX

Homes sell fast in Round Rock, Cedar Park and Georgetown, and a fresh neutral repaint helps them show well. For central Austin owners keeping their homes, we pick colors suited to the historic character.

Best for

Sellers, new buyers making a house their own, and long-term owners protecting their home's value.

Specialty

Kitchen Painting & Cabinet Refinishing

We turn dated oak or worn painted cabinets into a smooth, factory-like finish, and we can repaint the kitchen walls and trim at the same time. It costs a fraction of what new cabinets do.

Our approach

We remove doors and drawers, degrease, scuff-sand, prime with a bonding primer, and spray a hard urethane-modified enamel. Then we reinstall with new hardware if you want it.

In Austin, TX

Kitchens from the 1990s–2000s in Brushy Creek, Avery Ranch, Steiner Ranch and Circle C are full of builder-grade oak. In Westlake and Lakeway, owners ask for premium detail work on custom cabinetry.

Best for

Homeowners who like their kitchen layout but hate the cabinet color, and sellers who want a big visual upgrade on a budget.

Bathroom Painting

We repaint bathrooms with finishes that hold up to moisture, and we fix peeling, mildew spots and damaged drywall around tubs and showers.

Our approach

We clean with mildewcide, prime stains, and apply moisture-resistant satin or semi-gloss bathroom paint. We can also refinish vanities.

In Austin, TX

Austin's humid months and the small, poorly vented bathrooms in older homes add up to peeling ceilings. That's especially true in postwar ranches in Rosedale and Barton Hills.

Best for

Homes with peeling bathroom ceilings, mildew stains or outdated vanity colors.

Room Painting Services

We paint single rooms: nurseries, home offices, bedrooms, accent walls and living areas. They're done quickly and cleanly, often in a day.

Our approach

Same-day setup and cleanup, zero-VOC options for nurseries and bedrooms, and careful cut-in lines for accent walls and dark colors.

In Austin, TX

Many Austin professionals work from home, so we often refresh a home office in a single day without disturbing the rest of the house.

Best for

Homeowners who want to update one or two spaces quickly without committing to a full interior repaint.

Garage Painting

We paint garage walls, ceilings, trim and garage doors so the space looks finished and resists scuffs.

Our approach

We patch drywall, apply washable satin wall coatings, and use rust-inhibiting primer and exterior acrylic on metal doors.

In Austin, TX

Summer heat in Austin garages can top 110°F, so we schedule this work in the early morning. We also repaint hail-damaged metal doors across Williamson County.

Best for

Homeowners turning a garage into a gym or workshop, sellers polishing a listing, and anyone with hail-dinged doors.

The Austin Residential Painting Pros Difference

Why Austin Families Choose Austin Residential Painting Pros

Local Knowledge That Shows in the Finish

We've worked across Austin and its suburbs for more than 10 years. We know the clay belt east of MoPac cracks drywall every drought. We know Lake Travis homes grow mildew and that dark paint on a west wall in Mueller fades fast. Those patterns shape every estimate we write, from the primer we choose to the time of day we paint each side of the house. A crew from out of town or out of state won't know that. We do, and you'll see it in how long the paint lasts.

Bonded and Insured

Texas doesn't license painting contractors statewide. That's a big part of why Austin has so many uninsured crews that take a deposit and disappear. We're bonded and insured, so you're protected if something goes wrong on your property. Ask any painter for proof of coverage before they set up a ladder. We'll gladly show you ours. Being protected is the bare minimum for anyone you let into your home, and we treat it that way.

We Specialize in Family Homes

Our focus is residential, and that changes how we work. We schedule around school pickups, nap times and work-from-home calls. We keep pets safe, close up rooms at the end of each day and offer low- and zero-VOC products for nurseries and bedrooms. Crews keep noise down and the job site tidy. Whether it's a Brushy Creek family with three kids or a Sun City couple who wants things neat and HOA-compliant, we run the job so your household keeps working.

Lead-Safe Practices for Austin's Older Homes

Much of central Austin was built before 1978, including Hyde Park, Clarksville, Travis Heights and Tarrytown. That means lead paint is likely. We follow lead-safe certified practices: containment, wet methods, HEPA cleanup and careful disposal. That protects your kids, your yard and your neighbors. We also respect historic character with like-for-like repairs, which matters when your home sits in a local historic district where exterior changes may need review.

Prep and Products Matched to the Texas Sun

Most early paint failures in Austin come from skipped prep or cheap paint. We wash, scrape, repair rot, use flexible caulk at joints that move with the soil, and spot-prime before any finish coat goes on. On exteriors we use premium UV-resistant 100% acrylics, and we add mildewcide in shady spots. Then we time the application so paint never goes onto a surface that's too hot. A repaint should last you years, not two summers.

Free Estimates and Transparent Pricing

Every project starts with a free on-site visit and a detailed written estimate. It spells out the prep, repairs, products and number of coats. You won't find vague line items or surprise charges halfway through. If we find hidden rot or more cracking once work starts, we stop and show you before anything changes. For larger projects, financing is available, so you can deal with failing paint now instead of waiting until the damage costs more to fix.

Workmanship Backed by Our Warranty

We stand behind what we do. Every job includes workmanship covered by our warranty, and we explain exactly what it covers at the final walkthrough. Combined with our 20-mile service radius around Austin, that means we're close by and easy to reach if anything ever needs attention. We're not a crew that leaves town after the check clears. We're your neighbors, and we want you calling us again for the next room.

Transparent Pricing

What Does Painting Cost in Austin, TX?

Painting prices in Austin depend on your home's size, condition and materials. Prep is the biggest variable, and that includes the repairs our climate tends to cause. The ranges below reflect typical local projects. Your free written estimate will give you an exact number.

Primary Factor

Surface Prep and Repairs

In Austin, prep can be 30–50% of a job. Rotted fascia, swollen hardboard siding, drywall cracks from foundation movement, failed caulk and mildew all have to be fixed before paint goes on. A newer Hardie home in Leander might need just a wash and spot caulking. A 1990s home in Round Rock with hardboard rot or a crack-riddled ranch in Allandale needs far more labor, and the price reflects that.

Primary Factor

Home Size, Height and Access

Square footage and wall height drive how much labor and material a job takes. A single-story ranch is easy to reach. Two-story homes, vaulted interiors and Hill Country lots in Westlake, Lakeway or Volente may need tall ladders, scaffolding or lifts, plus more setup time. Steep slopes and tight side yards add safety work, which shows up in the price.

Secondary Factor

Home Age and Lead-Safe Requirements

Pre-1978 homes in Hyde Park, Travis Heights, Clarksville and other central neighborhoods require lead-safe work practices. Containment, wet scraping, HEPA cleanup and proper disposal add time and materials. Thick layers of old paint often need more scraping and an oil or bonding primer. In return, you get a safer job and a finish that actually sticks to the wood.

Secondary Factor

Products, Colors and Sheen

Premium UV-resistant 100% acrylic exterior paint costs more per gallon than builder-grade, but it lasts much longer in Austin's sun. Deep colors may need extra coats, and dramatic color changes often need primer. Low- or zero-VOC interior lines, mildewcide additives and urethane-modified cabinet enamels are worthwhile upgrades with a small effect on cost.

Variable Factor

Scope Add-Ons and Scheduling

Trim, doors, cabinets, fences, decks and garage doors each add to the total. Detailed work like crown molding, wainscoting or custom cabinetry takes more time. HOA-required colors, rushed pre-listing timelines and tight short-term rental turnovers can also affect scheduling and price. We spell all of it out in your estimate.

Typical projectDetailsEstimated range
Single-room refresh12x14 bedroom or home office, walls only, minor patching, low-VOC paint$450 – $1,100
Interior repaint with crack repair2,200 sq ft home in Pflugerville or Brushy Creek: walls, ceilings, trim, drywall crack and nail-pop repair$6,500 – $13,000
Cabinet refinishingBuilder-grade oak kitchen, 25–35 doors and drawers, sprayed enamel finish$4,500 – $9,500
Full exterior repaintTwo-story, 2,500 sq ft fiber-cement home in Avery Ranch or Crystal Falls, HOA color, minor caulk and trim repair$7,500 – $15,000

Financing is available for larger interior, exterior and cabinet projects, so you can take care of failing paint or rot before it turns into a bigger repair. Quality paint protects your siding and trim from Austin's sun and storms. It also prevents expensive rot repairs and helps your home stand out in a competitive market, whether you're staying for years or listing this spring.

Questions & Answers

Austin House Painting FAQs

How much does it cost to paint a house in Austin?

Most full exterior repaints in the Austin area fall between about $5,000 and $15,000. Large custom homes in Westlake or Lakeway can run well above that. Whole-home interiors for a typical 2,000–2,500 sq ft house usually run $6,000–$13,000, depending on ceilings, trim and how much drywall repair is needed. Prep and repairs are the biggest variables in Central Texas: rot, foundation cracks and lead-safe work on older homes. We provide a free, itemized written estimate so you know exactly what you're paying for, and financing is available for larger projects.

How often should I repaint my home's exterior in Austin?

In Austin's sun, plan on repainting an exterior roughly every 7–10 years with quality paint. Sun-facing walls and dark colors often need attention sooner. Builder-grade paint on many 2000s–2010s homes in Leander, Georgetown and Cedar Park tends to fail around the 8–12 year mark. Stained fences and decks need recoating every 2–3 years. Rub your hand on the south or west siding. If chalk comes off, or you see fading, peeling or cracked caulk, it's time for an evaluation.

When is the best time of year to paint a house in Austin?

Spring (March–May) and fall (late September–November) are ideal. Temperatures are mild and the humidity is manageable. That said, we paint exteriors year-round. In summer, crews start at first light, move with the shade and stop before surfaces get past label limits, which prevents blistering and lap marks. In winter we watch for freezes and make sure temperatures stay above coating minimums overnight. Spring oak pollen and winter cedar pollen can settle on wet paint, so we keep an eye on that too. Interior painting works any time of year.

Do I need a permit or HOA approval to paint my house?

Repainting your home usually doesn't require a City of Austin building permit. Related work like siding replacement or structural carpentry might. HOA approval is another story. Communities like Steiner Ranch, Avery Ranch, Teravista, Falcon Pointe, Rough Hollow and Sun City Georgetown typically require architectural committee approval of exterior colors before work begins. If your home is in a local historic district like Hyde Park or Clarksville, exterior changes may need review, though like-for-like repainting is generally treated as minor work. We help prepare HOA submittals.

How long does a typical painting project take?

A single room is usually finished in one day. A full interior for an average Austin home typically takes 3–6 working days, depending on repairs and trim. Exterior repaints generally take 4–10 days, depending on size, height, carpentry repairs and weather. Cabinet refinishing usually takes 4–7 days because enamel needs time to cure between coats. HOA color approval can add 1–3 weeks before we start. We give you a written schedule up front and keep you posted if rain or extreme heat forces any changes.

Is my older Austin home safe to paint if it has lead paint?

Yes, as long as the work is done correctly. Homes built before 1978 likely contain lead-based paint, and that includes much of Hyde Park, Travis Heights, Tarrytown and Clarksville. Federal EPA rules require lead-safe work practices on these homes. We follow lead-safe certified practices: plastic containment, wet scraping and sanding instead of dry methods, HEPA vacuuming and careful cleanup and disposal. That keeps lead dust out of your home, yard and garden. Never hire a crew that plans to dry-scrape or power-sand an older home with no containment.

How can I make my paint job last longer in the Texas heat?

Start with good prep and premium UV-resistant 100% acrylic paint. Those two things matter more than anything else. After that, keep sprinklers from hitting siding, clean gutters so fascia stays dry, trim back branches that rub against walls, and soft-wash shaded or lakefront walls every year or two to control mildew. Check caulk joints each spring, because clay-soil movement opens gaps. Lighter colors on west-facing walls also fade more slowly. Catching small cracks or peeling early prevents rot and makes your next repaint cheaper.

When should I call a painter instead of waiting?

Call soon if you see peeling paint down to bare wood, soft or rotting fascia or sills, gaps at window and door trim, mildew coming back, or hail chips in siding and garage doors. Each of those lets moisture into the structure, and Austin's heavy storms turn small openings into rot quickly. Fading and light chalking can usually wait a season or two. Exposed wood and hail damage can't. If you're filing an insurance claim after a hailstorm, we'll document the damage and give you an itemized estimate.
